Bridge Exit Finance

Bridge or development loan ending? Let's sort the exit.

Refinance, re-bridge or development exit finance for property investors and developers running out of term. A straightforward view of your options, usually the same day.

When the clock runs down

Works overrun, sales take longer, and refinances stall. When a bridge or development loan reaches the end of its term, extension fees and default interest can apply, and the cost of waiting builds every month.

The earlier you look at the exit, the more options you have. With two or three months' notice, refinancing is usually straightforward. With two weeks, it gets expensive.

Four ways out

Refinance onto a term mortgage

If the property is finished, let or lettable, a buy-to-let or commercial mortgage can repay the bridge for the long term.

Re-bridge

A new bridging loan repays the existing one and buys more time to finish works, let units or complete a sale.

Development exit finance

For finished or nearly finished schemes, a short-term loan repays the development lender while you sell or let the units, often at a lower cost than staying on development finance.

Sale

Sometimes the right answer is to sell, and we can help you plan the timing so the bridge is repaid cleanly.
