In conversation, three things became clear: the buyer of the existing property was not proceedable, the second site had unresolved title issues, and the client had no contingency if either slipped by more than eight weeks. Our recommendation was to pause.

The buyer withdrew six weeks later. The site was subsequently withdrawn from sale by the vendor. The bridge, had it drawn, would have entered default. The client is still a client.
