Refurbishment Bridging

Refurbishment bridging for properties the banks won't touch yet

Short-term finance to buy and improve property, then refinance or sell on the higher value. A straightforward view of what's fundable, usually the same day.

Great deal, wrong mortgage

The best value is often in properties that need work: no working kitchen, damp, dated layouts, or a building that could become flats or an HMO. High street lenders usually won't lend until the work is done.

Refurbishment bridging fills that gap. It funds the purchase, and in some cases the works, so you can add value first and move onto a long-term mortgage, or sell, once the property is finished.

Light or heavy: why it matters

Light refurbishment

Cosmetic and non-structural work, such as new kitchens and bathrooms, rewiring, decoration and minor layout changes, usually with no planning permission needed. Lenders see this as lower risk, and some will lend up to 80% of value on day one.

Heavy refurbishment

Structural work, extensions, change of use or conversion to flats or an HMO, often needing planning permission or building regulations sign-off. Lenders want more detail on costs, contractors and timescales, and may release funds for the works in stages.

Getting the category right at the start means the right lender, the right terms and no surprises halfway through.
